HOW DO I KNOW IF I NEED A RESOURCE CONSENT?
When you want to do something not permitted within the rules and regulations of the zone that your site is within, this is a restricted activity. A resource consent can allow you to complete a restricted activity to develop your property. The details of what is permitted vs restricted in each zone are available through the council, however, these documents are often dense and difficult to understand. A big part of what Avant offers to our clients is the ability to cut through this and answer specific questions about a site.
HOW MANY HOUSES
CAN I BUILD ON MY SITE?
Under the Auckland Unitary Plan to determine how many houses you can build on your site, first you need to know the zone that your site is in and the rules and regulations that govern this zone. Subdivision is possible in the mixed housing suburban, mixed housing urban & terrace housing & apartment building zones with different restrictions in each. Once you know that your house is in a zone that might enable subdivision, then you need to know the size of your site to determine how many houses you can fit. Click below to find out more.
WHERE DO I START IF I WANT TO SUBDIVIDE MY SITE?
Subdivision applications can often be more complicated than you think. The first thing to do is engage one of our team, to help you determine; do you have enough land and a suitable building area? Do you need to consider if there are any ecological areas, vegetation or culturally significant factors that may affect your development? You may want to arrange a feasibility report from us to come up with some realistic possibilities, or you might have an architect that you want to work with and come to us with some plans to see what you could go ahead with, and what might need to be tweaked to get through the council processes.
